KIRIBATI GOVERNMENT LEASES TARAWA LAND FOR 90 YEARS
The Kiribati government has announced a major development, leasing land in South Tarawa’s Betio, Bikenibeu, or Bairiki areas to BuildCo for a period of 90 years. The company plans to build a warehouse on the leased land.
Land Leasing Process
To proceed with the project, BuildCo must submit an expression of interest to the Land Management Department (LMD) at the Ministry of Environment, Land and Agriculture Development (MELAD). The LMD will conduct an inspection of the site to determine any constraints or opportunities for land use.
The application process involves several stages:
1. Expression of Interest
- Submit expression of interest to the LMD: 1 day (no charge)
- LMD site inspection and approval: 1 day (no charge)
2. Public Utility Board (PUB) Approval
- PUB approval: 7 days (AUD 1)
- Building permit submission: AUD 10
- Environmental license application: 15 days (AUD 10)
3. Sublease Advisory Allocation Committee (SAAC) Approval
- SAAC sublease approval: 90 days (no charge)
4. Public Works Department Approval
- Site setout inspection: 1 day (no charge)
- Completion of structural framework and internal lining inspection: 1 day (no charge)
- Completion of water supply piping, waste lines, septic tanks and soakways and electrical conduits inspection: 1 day (no charge)
- Placement of form work and steel reinforcing inspection: 1 day (no charge)
5. Local Land Planning Board Approval
- Local Land Planning Board approval: 30 days (AUD 523)
Final Inspection and Certificate of Occupancy
Once the necessary clearances are obtained, BuildCo can begin construction on the warehouse. The Public Works Department will conduct inspections at various stages of the project, including before construction begins and upon completion of the structural framework, water supply piping, waste lines, septic tanks and soakways, electrical conduits, placement of form work, and steel reinforcing.
The final inspection and certificate of occupancy will be issued by the Public Works Department after the project is completed. With the 90-year lease in place, BuildCo is expected to break ground on the warehouse project soon.
